AP Government Unveils Major Reforms to Simplify Building and Layout Approvals

Amaravati, January 10, 2025 – The Andhra Pradesh government has announced significant reforms aimed at boosting the construction and real estate sectors. By relaxing regulations that were previously hindering progress, the government has issued new guidelines to simplify the approval process for building constructions and layouts. Amendments have been made to the AP Building Rules – 2017 and AP Land Development Rules – 2017, making it easier for developers to obtain permits and licenses for construction projects.

Key changes include reducing the road width requirement for layouts from 12 meters to 9 meters, permitting cellar construction in plots above 500 square meters, and eliminating the 12-meter service road requirement for lands adjacent to state and national highways. The government has also streamlined the TDR bond issuance process and amended setback regulations for multi-story buildings. These reforms, intended to support the real estate sector’s growth, were announced as a gift for Sankranti. Minister P. Narayana highlighted that these changes, made in consultation with real estate associations, will help accelerate the state’s real estate sector.
